Tustin Legacy, Former Marine Base Redevelopment. City of Tustin, CA
NMG Projects

Since 2004, NMG has been providing geotechnical investigation, rough and precise grading plan reviews, roadway, bridge, and foundation design as well as observation/testing of phased grading of several million cubic yards of earth and the street and utility infrastructure. Geotechnical services include evaluation of roughly two million cubic yards of potential import material, design and construction services for the Tustin Ranch Road vehicular bridge over Edinger Avenue and the Metrolink Railroad, evaluation of shallow groundwater conditions within utility excavations, settlement evaluation and mitigation, and liquefaction analysis.

The 800+ acre Tustin Legacy development is a major part of the 1,600 acre former Tustin Marine Base re-development that will ultimately include 4,600 homes; over 10 million square feet of non-residential space including major office, retail, entertainment, a business park, educational and community support facilities. The infrastructure supporting the development included numerous new roadways (Tustin Ranch Road, Warner, Armstrong, Moffett), several thousand linear feet of pipelines and box culverts.

NMG provided design and construction support for improvements (widening, trail, service road) to over a mile of Peters Canyon and ¾ of a mile of Barranca Channels. We are also in the design phases of a new high school for the Tustin Unified School District which includes liquefaction analyses and mitigation.

As consultants for the City of Tustin’s development arm, NMG has been involved in significant coordination and collaboration with the numerous private builders, developers, public agencies, contractors, and other consultants. Residential builders for which NMG has served as geotechnical consultants include CalAtlantic Homes, Brookfield Homes, Irvine Company Apartments, and Anton Residential.

Geotechnical challenges included highly compressible soils, very shallow groundwater conditions, liquefaction potential, highly expansive soils, and large grading operations with import fill soil from multiple sources.
